Yep, TERMINATED! Agents love to share "Just Sold" and "Just Listed" posts, but rarely....actually I have never seen a post about terminated contracts. My goal is to share with our followers and clients the REAL day-to-day grind in today's market!
Yes, we are feeling a market shift. Buyers seem to be in a holding pattern. "We are not making any major purchases with so many unknowns" and "we are holding off for the market to crash" are daily texts I get from buyers. Sellers are still trying to get top dollar which will increase the days on market and price drops.  Please know that longer days on market and price drops are NOT because there are no buyers!  It's just that the buyers are no longer willing to submit ridiculous over asking offers with insane terms that only favor the seller.  When sellers adjust prices to reasonable market value, we are seeing the properties go under contract. With that being said, inventory is still low and demand is still high. We are just moving at a more reasonable price and terms. If you look at the sales and inventory stats, it still reflects strong numbers supporting a seller's market in Florida.
Quite honestly, I'm excited about the market shift. Although I don't personally see our coastal Florida markets crashing, we are moving in the right direction for a market correction. I hope this information helps show an inside look at what we are dealing with daily in the market.
