Could 50-Year Mortgages Make Homeownership More Affordable?

A New Proposal to Tackle Affordability

In an effort to ease the ongoing housing affordability crisis, former President Donald Trump recently proposed introducing a 50-year mortgage term in the U.S. housing market. According to Sarah Wheeler, Editor-in-Chief at HousingWire, the extended loan term could lower monthly payments, helping more buyers qualify for homeownership — especially in high-cost markets like metro Atlanta and North Georgia where prices have risen faster than wages.

How a 50-Year Mortgage Works

Under the proposal, homebuyers could stretch their loan amortization period from the traditional 30 years to 50 years. This longer timeline would reduce monthly principal and interest payments:

- On a $300,000 home loan, a 30-year fixed at 6.575% equals roughly $1,529/month, compared to $1,366/month on a 50-year term.
- On a $400,000 loan, payments would drop from about $2,038 to $1,822 per month.

These savings could help first-time buyers and investors manage cash flow more easily in today’s rate environment.

Regulatory & Financial Challenges

However, implementing a 50-year mortgage isn’t as simple as extending the calendar. Current federal regulations — including the Qualified Mortgage (QM) rule under the Dodd-Frank Act — limit standard fixed-rate mortgages to 30 years. Any 40- or 50-year product would likely be classified as non-QM, meaning tighter underwriting standards and potentially higher rates.

Industry analysts, such as HousingWire’s Lead Analyst Logan Mohtashami, caution that longer terms may not solve affordability in the long run. “We have affordability challenges in America,” he said, “but subsidizing more demand from 30- to 50-year mortgages is not the policy we want to take now… the 30-year fixed is perfectly fine as is.”

What It Means for Georgia Buyers & Investors

For Georgia homebuyers, a longer loan term could open doors to ownership in competitive markets like Atlanta, Cobb, and Gwinnett Counties. Lower monthly payments may help buyers stretch budgets or qualify for homes that were previously out of reach.

For real estate investors, a 50-year option could offer flexibility in financing long-term holds or rental properties — reducing monthly carrying costs and improving cash-flow margins. But the trade-off is slower equity growth and higher total interest over the life of the loan.
